The Federal Reserve has kept mortgage rates around 7.0% for over two years, up from 3% in January, 2022. As a result, the number of sales of SGC houses dropped about 50% but are now are approaching pre-pandemic levels. Inventories of houses have risen from 1-2 months in 2121 to over 10 months during the last 90 days. Sales volumes of lots have dropped by 80% from the torrid pace of 2021/22 but now are now running equal to the pre-pandemic period. Pricing has strengthened for the best/most unique waterfront lots. | |

South Gulf Cove is a paradise for boaters and fisherman. There are 4,600 lots with Gulf of Mexico access on 55 miles of canals that are always at least 5 feet deep. These lots can't be duplicated at all but certainly not at the prices they are selling for today. Powerboat lots without seawalls in the southern part of SGC sell for prices in the high $70's and $80's while big view sailboat lots with seawalls sell at prices up to $390,000.

South Gulf Cove's 55 miles of canals all lead to Charlotte Harbor and the Gulf of Mexico. South Gulf Cove is located on the Cape Haze Peninsula, between Charlotte Harbor and the Gulf of Mexico. The depth of the canals (five feet or more) is maintained by a lock system at the north end of the project. All lots have central water and sewer. The waterfront lots all have Gulf of Mexico access while the dry lots have access to a community boat ramp and to the nearby Gasparilla Marina. The streets are all well maintained. |
Shopping, restaurants, nine golf courses, and world class Gulf of Mexico beaches in Englewood and Boca Grande are all 15 minutes drive or less. There is also Spring baseball nearby with the Tampa Bay Rays in Port Charlotte and the Atlanta Braves in North Port.
