South Gulf Cove Prices are up 14% over last year but are still  the Best Value for Gulf of Mexico Access Building Lots  in Florida. The past year, Thru April 11, 2015, over 137 waterfront lots have sold at prices from $22.5K to $185k with a median of $52,500. 


    For an investor in 2015, Florida land is a very attractive alternative to bank CD's, bonds, and the overpriced stock market. Also, land requires very little management time compared to rental property. Florida's population is growing and well located land will increase in value.

    South Gulf Cove is a paradise for boaters and fisherman.There are  4,600 lots with Gulf of Mexico access on 55 miles of canals that are always at least 5 foot deep. These lots can't be duplicated at the prices they are selling for today.

     Powerboat lots without seawalls in the southern part of SGC sell for prices in the $30's & $40's while big view sailboat lots with seawalls sell at prices up to $185,000. However,  these  prices are still more than 60% below peak 2005/6 prices.

Buying a Lot in South Gulf Cove? The year 2015 is a great time to buy in this unique community. South Gulf Cove's 55 miles of canals  all lead to Charlotte Harbor and the Gulf of Mexico. South Gulf Cove is located on the Cape Haze Peninsula, between Charlotte Harbor and the Gulf of Mexico. The depth of the canals ( Five feet or more ) is maintained by a lock system at the north end of the project. All lots have central water and sewer. The waterfront lots all have Gulf of Mexico access while the dry lots have access to a community boat ramp. The streets are well maintained. Shopping, restaurants, nine golf courses, and world class Gulf of Mexico beaches in Englewood and Boca Grande are all 15 minutes drive or less.
